  • Overview

    In a full-time capacity, efficiently performs all necessary maintenance and managing the overall care of office buildings, exterior grounds and building systems including but not limited to; plumbing, electrical, mechanical, carpentry, painting. Provides assistance to management with organizing, directing and managing the overall maintenance.


    • Performs a variety of carpentry/painting functions, sheetrock repair, ceiling tile replacement and grid repairs as necessary (approx. 12 foot ceiling).
    • Electrical repairs to include replacing lighting ballasts, switches and receptacles, bulb and florescent tube replacement (approx. 12 foot ceiling).
    • Makes general appliance repairs/replace appliances using an appliance dolly and carpet repairs.
    • As needed, assists supervisor in repairing air conditioners which are located on the rooftops and coordination with vendors. Performs regular routine maintenance on HVAC equipment to include changing filters and making zone temperature adjustments.
    • General plumbing repairs, kitchen repairs and bathroom maintenance.
    • Installs, repairs and re-keys deadbolt locks.
    • Relocations/ moving of office furniture and/or supplies using appliance dolly.
    • Uses a variety of hand and power tools, electric meters and material handling equipment in performing duties.
    • Perform regular preventive maintenance on machines, equipment and general office facilities and reports any maintenance problems.
    • Assists in maintaining a clean and orderly maintenance shop and work environment within all office buildings.
    • Serves as backup to supervisor as it relates to responding to and assessing building alarms (24/7).
    • Ensures that all buildings are free of hazards and hazardous materials and adheres to OSHA safety standards that are applicable or the safe performance of the job.
    • Assists in implementing training programs for the use of safety equipment in keeping with MSDS.
    • Provides various courier services utilizing the Company-provided vehicle, such as:       picks up facilities products from suppliers, picks-up/delivers mail to/from the U.S. Post Office, mail/supply deliveries to the Clearwater offices, etc.
    • Maintains a high degree of confidentiality at all times due to access to sensitive information.
    • Maintains regular, predictable, consistent attendance and is flexible to meet the needs of the department.Abides by all regulations, policies, procedures and standards and wears personal protective equipment (PPE) as directed.


    • High school diploma or equivalent (GED), or six (6) months to one (1) year related experience and/or training, or appropriate combination or education and experience.
    • Ability to read and interpret simple instructions such as safety rules, operating and maintenance instructions, and procedure manuals.
    • Ability to add, subtract, multiply and divide all units of measure, using whole numbers, common fractions and decimals.       Ability to compute rate, ratio and percent and to draw and interpret bar graphs.
    • Ability to apply common sense understanding to carry out detailed but involved written or oral instructions.
    • Strong building maintenance knowledge and safety awareness.
    • Must possess a valid driver’s license.
